Drainage Repair, North County San Diego
Water pooling in the wrong place isn't just a cosmetic problem, it's a signal that something in your drainage system or grading has failed, and that failure gets more expensive the longer it goes unaddressed. AJ Criss Industries has been diagnosing and repairing drainage problems across North County San Diego since 1972. We identify the actual source of the issue before recommending any fix, because treating symptoms without understanding the cause is how drainage problems come back.

Common Drainage Problems We Repair
Grading & Flowline Problems, The grade of your property how it slopes determines where water goes. When grading is incorrect or has shifted over time due to settling, erosion, or landscaping changes, water flows toward structures instead of away from them. We correct grading issues by reworking the flowline so water moves away from your home and toward appropriate drainage outlets.
Clogged or Damaged Drain Pipes — Drain pipes clog and degrade over time. Common causes include built-up dirt, silt, and organic debris; tree root intrusion; gopher and ground squirrel activity; age-related pipe degradation; improper pipe sizing; and insufficient number of outlets causing backup under heavy rain.
Disconnected or Improperly Routed Downspouts — Roof runoff is one of the largest sources of water on a residential property during rain events. When downspouts are not properly connected into the drain line — or discharge directly against the foundation or into planting areas — that water has nowhere controlled to go. We reroute and properly connect downspouts into the drainage system so roof runoff moves where it should.
Foundation & Basement Drainage Issues — Planters or landscape beds installed too close to a home's foundation can trap moisture against the structure, causing foundation seepage, wall damage, and basement moisture problems. The solution typically involves correcting the grade, improving drainage away from the foundation, and in some cases installing waterproofing solutions.
French Drain Repair — French drains have a lifespan and can fail. Common failure modes include gravel saturation and compaction reducing flow capacity, pipe crushing from surface loads, root infiltration, and fabric filter clogging over time. We assess French drain performance and repair or replace sections as needed, or expand the system if the original installation was undersized for the site.
What Drainage Repair Actually Involves
Water Goes Where You Don't Want It Until Someone Fixes the Grade. Drainage repair is not always as simple as clearing a clogged pipe. In many cases, the failure is more systemic — a grading issue that was never corrected, an undersized drain that was never adequate for the site, or a system that was installed without accounting for the actual water volume the property generates. A proper drainage repair starts with reading the site correctly.
Before we recommend any repair, our team evaluates: where water is originating and how it moves across the property, whether the existing grade (slope/flowline) is directing water correctly, the condition, size, and layout of existing drain pipes and outlets, whether downspouts are properly connected to the drain system, whether planters or landscaping elements near foundations are contributing to the problem, and the soil type and how well it drains naturally in that area of North County San Diego.
Repair Solutions We Install
Depending on what the site assessment reveals, drainage repair solutions may include one or more of the following:
Grading correction & flowline rework: Water flowing toward structures instead of away
Drain pipe clearing & cleaning: Partial blockages reducing flow capacity
Drain pipe replacement: Crushed, cracked, root-damaged, or undersized pipes
Outlet addition: Insufficient exit points causing system backup
Downspout reconnection: Roof runoff not entering drain system properly
French drain repair or expansion: Failed or undersized subsurface drainage
Catch basin installation or repair: Surface water accumulation at low points
Foundation waterproofing: Moisture intrusion from grading or drainage failures near structure
Gravel and filter fabric replacement: Saturated or clogged French drain media
Warning Signs Your Drainage System Needs Repair
Standing water that remains 24–48 hours after rain stops. Soggy or perpetually soft lawn areas that never fully dry out. Soil erosion or mulch displacement after rain events. Water flowing toward your home's foundation instead of away from it. Basement or crawl space moisture appearing after heavy rain. Hardscape (patios, walkways) that has begun to sink or shift on one side. Gutter downspouts discharging directly against the foundation or into plant beds. Drain grates that are visibly backed up or overflowing during rain. Neighboring properties receiving your runoff.
If two or more of the above describe your property, a site assessment is the right next step. Many drainage problems that look complicated on the surface are straightforward to resolve once the actual failure point is identified.
Why North County San Diego Properties Are Drainage-Prone
North County San Diego's combination of clay-heavy soils, varying slope profiles, and seasonal rain concentration (most rainfall occurs in a short window between November and March) creates conditions where drainage problems are common — and where improperly designed or aging systems tend to fail under the load of a heavy rain season.
Escondido, San Marcos, Vista, Rancho Bernardo, and surrounding inland communities all share these soil and slope characteristics. AJ Criss has worked across all of these areas for over 50 years and understands the specific drainage behavior of North County properties in a way that a generalist contractor may not.
Our Drainage Repair Process
Step 1 — Site Assessment:
We walk the property, observe the existing drainage layout, test flow direction, and identify problem areas. We do not recommend solutions before understanding what is actually causing the problem.
Step 2 — Diagnosis & Proposal:
We present a clear explanation of what we found, what is causing the drainage failure, and what repair options will address it. You receive a written scope and cost before any work begins.
Step 3 — Repair Installation:
Our crew handles the repair, which may involve excavation, pipe work, grading, gravel, or other elements depending on the scope. We restore any disturbed surface areas when the work is complete.
Step 4 — Final Walk and Confirmation:
We walk the completed repair with you and explain what was done and why. We confirm the drainage system is functioning correctly before leaving the site.
How do I know if I need drainage repair or a new drainage installation?
If you already have a drain system that is failing , drains that back up, pipes that are clogged or damaged, or an existing French drain that no longer flows correctly , that is a repair situation. If your property has no existing drainage system and water is pooling with no outlet to redirect it, you likely need a new installation. We can assess both situations and tell you exactly which applies.
How long does a drainage repair typically take?
Most residential drainage repairs in North County San Diego take one to three days depending on the scope. Simple pipe clearing or downspout reconnection may be completed in a day. More involved repairs , regrading a section of yard, replacing a run of drain pipe, or adding catch basins , typically take two to three days.
Can tree roots be removed from drain pipes without replacing the pipe?
It depends on how extensive the infiltration is and the condition of the pipe. In some cases, root clearing is sufficient. In others, the root infiltration has physically damaged the pipe, and replacement is the only lasting fix. We assess each situation individually and give you an honest recommendation rather than defaulting to the most expensive option.
Will I need permits for drainage repair work?
Most drainage repair work , pipe clearing, downspout reconnection, minor regrading , does not require a permit in San Diego County. Larger scope repairs involving significant grading or structural waterproofing may require permit review. AJ Criss handles permit requirements as part of our project planning and will advise you on what applies to your specific situation.
What is a French drain and when does it need to be repaired vs replaced?
A French drain is a trench filled with gravel containing a perforated pipe, designed to collect and redirect subsurface water. They work well when properly sized for the site and maintained. Over time they can fail due to gravel compaction, pipe damage, root intrusion, or filter fabric clogging. Minor issues can often be addressed with cleaning or partial replacement. Systems that were undersized from the start or have widespread pipe damage typically require full replacement or significant expansion.
